Before you take the keys, take 4 hours. Most buyers spend two years thinking about the money and the paperwork. Then on handover day they sign in 20 minutes. That's the wrong order. Before you sign the possession letter, the builder is right there to fix anything. After you sign, the same defect becomes a complaint. Use that window. One simple test: tap every tile with a coin. Solid 'tock' is good bond. A hollow sound means the tile is not properly bonded and will pop within a year. A 2BHK has about 300 tiles. Twenty minutes to tap them all. The one document you cannot skip: the Occupancy Certificate (OC), issued by the local municipal body. It certifies the building is safe to live in. Without it, living in the flat is technically illegal in Tamil Nadu. Never sign possession without it. We have handed over 1000+ homes in Salem since 1994. When you buy a flat in Salem, you don't just buy the four walls. Every apartment in Tamil Nadu comes with what is called your UDS, your Undivided Share of Land. It is the fraction of the plot beneath the building that legally belongs to you, written in sq.ft in your sale deed and registered in your name. A larger flat should carry a larger UDS. If your sale deed does not mention UDS clearly, ask before you sign. Why does it matter? Land holds value as buildings age. Your UDS determines your stake in any future redevelopment. It is also how your housing society divides common maintenance costs proportionately. Before you finalise your purchase: confirm your UDS in sq.ft is stated in the draft sale deed.
