When you buy a flat in Salem, you don't just buy the four walls. Every apartment in Tamil Nadu comes with what is called your UDS, your Undivided Share of Land. It is the fraction of the plot beneath the building that legally belongs to you, written in sq.ft in your sale deed and registered in your name. A larger flat should carry a larger UDS. If your sale deed does not mention UDS clearly, ask before you sign. Why does it matter? Land holds value as buildings age. Your UDS determines your stake in any future redevelopment. It is also how your housing society divides common maintenance costs proportionately. Before you finalise your purchase: confirm your UDS in sq.ft is stated in the draft sale deed.
